       通过竞标,我们被旧城复兴联合开发公司(Renaissance Consortium)委托进行迈尔斯 布兰町地区的旧城改造方案设计。该地区位于英国曼彻斯特市中心东面一英里处,场地规划面积约为100公顷。

       迈尔斯 布兰町地区是一处政府社会福利房聚居区,由于长期缺乏管理等原因,该地区环境在近年来不断的衰败和恶化,社区人口数量也呈大幅下降的趋势,并且社区整体状况出现恶性循环的态势。 

       为了扭转这一局面,在详细调研的基础上我们制定了可行性总体规划。 在整体保存社区格局的基础上,首先拆除了1900户政府产权房中的300户,为进一步商品房的开发留出足够的空间。 对于其余廉租房按照Decent Home  Standards 的标准进行全面的升级,包括户型调整,立面翻新,管网改造等,并且将其委托给Adactus Housing Group 公司在私人融资计划(PFI)的框架下进行进行30年的物业管理。 另外,总体规划还针对现状服务设施严重不足的情况,规划了一个新的社区服务中心,其中包括一个新建的游泳池,一系列的零售空间以及四个室外活动场地。

       在本次设计中的另外一个设计重点是对场地景观及工业遗产的改造。 其中包括对运河滨水空间的景观改造,景观设计小组设计了一系列的滨水线型公园旨在提供一个安全,方便的景观空间通过便捷的步行系统和市中心连接。

 

       We were appointed by the Renaissance Consortium (comprising Lovell, Adactus HA and the Mill Group) as one of two teams bidding to be awarded a housing led PFI project to regenerate Miles Platting, an area covering over 100 hectares and including parts of Ancoats, Bradford and Collyhurst situated 1 mile immediately to the east of Manchester city centre.

       Miles Platting remains an area with a very high proportion of council owned properties and has been in decline for many years. It’s population has over time contracted significantly, placing extra demands on local schools and services. The land clearance that has followed has further fragmented the remaining communities.

       we have produced a masterplan to reverse this decline by identifying 300 of the 1900 homes currently owned by the City Council for demolition in order to create a series of development opportunities across the neighbourhood into which new family homes for sale will be introduced. The remaining rented homes will be fully refurbished to Decent Homes Standards and then managed by the Adactus Housing Group for the 30 year term of the PFI. In addition the masterplan makes allowance for a new neighbourhood centre to house local services including a new swimming pool and a range of retail spaces and four new play spaces to augment existing facilities.

       One of the main design features of the scheme was to work with the existing landscape and industrial heritage features including the Rochdale Canal , along which a linear park will be created providing safe and convenient pedestrian links into New Islington and the city centre beyond.
